The full statement

Vacant Possession is a work of fiction. All characters, families, firms, housing societies, projects, buildings, meetings, documents and events described in the novel and throughout this companion are either the product of the author’s imagination or are used fictitiously.

Any resemblance to actual persons, living or dead, to actual businesses, companies, institutions, authorities or organizations, or to actual events, is entirely coincidental and unintended.

Jagdish Wagh is not a real person. He does not exist and never existed. Neither do his parents, his wife, his children, his partners, his employees, the members of the housing society he rebuilds, the officials he deals with, or any other individual named on this site.

What is real, and how it is used

Some elements of the setting are real, and this site is explicit about which:

  • Dombivli, Thane district, Kalyan, Diva, Ambernath, Titwala, Thane and the Mumbai Metropolitan Region are real places, used as the setting of a fictional story. No street, building, junction, plot, housing society or landmark specific to the novel exists. Shivaji Chowk and the plot the novel calls Site 14 are invented.
  • The Chandraseniya Kayastha Prabhu (CKP) community is a real Maharashtrian community, referred to factually and with respect. The protagonist’s family, its history and its conduct are entirely invented and represent no real family and no view of the community.
  • Redevelopment as described — development agreements, transit accommodation, corpus, carpet area, occupation certificates — is a real practice in Indian urban housing. Every specific agreement, transaction, dispute and figure on this site is invented.

What is not depicted

No real builder, developer, contractor, supplier, architect, engineer, solicitor, planner, teacher, bank, co-operative bank, housing society, housing federation, municipal corporation, government department, court or public authority is depicted, portrayed, criticised, accused or implied anywhere in this work.

Where the story requires an institution to act, that institution is invented. The municipal authority in the novel is deliberately never named. The housing federation, the co-operative society, the trust and every firm in the book are fictional constructs created for the story.

No statistic, testimonial, review, news report, official document, judgment or citation on this site is a real record. Documents quoted in the novel — agreements, registers, notebooks, letters — are fictional objects written for the story.

Not advice

Nothing on this site is legal, financial, property, investment or professional advice. The novel’s treatment of development agreements, contractual clauses and building practice is dramatic invention and must not be relied on for any real transaction or decision. Consult a qualified professional.
